The subject property is located near the heart of the world renowned Sundance Mountain Resort.

The area was first surveyed in the mid-1800s by members of the Stewart Family. After the Homestead Act of 1862, Andrew Jackson Stewart Jr. and his sons would each acquire 160 acre parcels, so that, by 1911, over 2,200 acres of land in the north fork of the Provo Canyon would come to be known as Stewart Flats. The family went on to pioneer skiing in the region, gliding down the glaciers of Mount Timpanogos in the 1940s, and later opening Timp Haven, the area's first ski resort.
After taking a wrong turn on a road trip through the west, Robert Redford was an accidental visitor in the 1950s. He was so awestruck by the natural beauty of the place, that he returned in the late 1960s to purchase much of the land that we know today as the Sundance Mountain Resort; and the surrounding gated communities, of which the Balsam Chalet is a part.
